Asphalt shingle replacement involves the removing of worn or damaged shingles down to the decking and installing a complete new roofing system, restoring full protection against sun, rain, and storm damage.

Concrete/clay tile roof repair involves the replacing of cracked, broken, and/or missing tiles and addressing any underlying leaks or damaged underlayment, restoring protection against Florida's sun, wind and heavy rainfall.

Metal roofing involves the fitting of durable, weather-resistant panels designed to withstand intense heat, rain, and high winds. Metal is known for it's energy efficiency, durability and curb appeal lasting decades.

Low slope and flat roofing use durable membrane material built to shed water and the elements, without a traditional pitch. Typically reserved for commercial - many residential homes require flat roof systems.

Roof tarping provides temporary protection from rain and wind after storm damage or major event, sealing off exposed areas until permanent repairs can be made. It's a critical first step in preventing further water damage.

Roof inspections identify hidden damage and potential leaks, giving homeowners a clear picture of their roof's condition. Inspections are smart step after a storm or before buying a home, as part of routine roof maintenance.

Humidity & Moisture Buildup
High humidity combined with poor attic ventilation leads to mold, algae, and moss growth on roofing materials, as well as trapped moisture that can rot decking and shorten the lifespan of the roof from the inside out. Mold issues in Florida can lead to respiratory problems.

Florida's intense, near -constant sunlight breaks down asphalt shingles over time, causing them to dry out, crack, curl, and lose their protective granules faster than in most other climates. It's only a matter of time before the sun causes permanent damage to shingle roofs in Florida.

Water stains, moisture, and active leaks often signal flashing failure, dead valleys, skylights, chimneys, and areas where the roofline meets a wall. Central Florida's heavy rainfall makes early leak detection critical to preventing water intrusion and potential mold damage.

Missing, cracked, and/or deteriorating shingles expose our Central Florida roofs to moisture and accelerated wear. Wind damage (even if not hurricane force) can gradually break down asphalt roofing, increasing the risk of leaks and premature roof failure.

Falling branches and downed tree's damage shingles, ridge caps, flashing, roof vents, soffits, and fascia components. Prompt inspections help identify visible and hidden damage before water intrusion develops into larger structural or interior restoration issues.
We start with a thorough inspection conducted by one of our certified roofing specialists. We carefully assess the condition, identifying damage from weather, aging, or structural issues, impacting your home’s safety. During this visit, we document all findings with photos and detailed notes to ensure transparency. This step typically takes 15-20 minutes, depending on roof size and complexity. At this stage, we assess whether a full roof replacement or just targeted repairs are needed.
If your roof damage is storm-related, we guide you through the insurance claim process from start to finish. Our team works directly with your insurance adjuster to ensure all necessary documentation, photos, and estimates are properly submitted for approval. We help you understand your coverage, deductible, and any out-of-pocket costs before work begins. This step can take a few days to a few weeks (unfortunately even months) depending on your insurance carrier’s response time.
Our skilled install crew(s) begin by safely removing your existing roof and inspecting the underlying decking for any hidden damage. We then install your new roofing system using industry-leading techniques and material, which could take anywhere from one day to one week. This is of course depending on roof size, weather and material type. Sometimes, city or county inspections are required midway through the process. The majority of Davenport roofs take 2 days on average.
After installation, our project manager conducts a final inspection to verify that every detail meets Davenport Dependable Roofing’s quality standards. We review the completed work with you, explain your manufacturer and workmanship warranties, and answer any maintenance questions you may have. This ensures you’re full satisfaction and confidence in your new roof’s look and performance. A new roof is one of the largest investments you will make on your home - we honor that.

Roof Size & Complexity
Larger roofs require additional materials, labor, disposal, and installation time. Multiple roof sections, valleys, dormers, skylights, chimneys, and complex rooflines can increase project scope compared to a simple "up & over" gable roof.
Architectural/premium designer shingles, standing seam/stone coated metal roofing, concrete/clay tile and other roofing systems vary significantly in material costs. Expected lifespan and maintenance needs are significant factors as well.
Damaged roof decking, deteriorated flashing, failed underlayment, moisture intrusion, and structural concerns discovered during replacement will require additional repairs (ensuring code compliance) before a new roof can be installed.
Some roofing projects involve upgrades to vents, soffit ventilation, flashing assemblies, roof penetrations, valleys, and components helping improve long-term roof function. Many older homes do not meet current code requirements.
Roof pitch, building height, access limitations, landscaping protection requirements, overhanging trees and potential debris removal logistics, can all influence installation timelines and overall project costs. And of course, weather can always be a factor.

Most architectural asphalt shingle roofing systems can provide 25 to 30 years of service when installed correctly and supported by proper ventilation, flashing, underlayment, and ongoing maintenance. Actual lifespan depends on roofing materials, installation quality, weather exposure, roof pitch, surrounding tree coverage, and overall attic ventilation performance. *One small caveat is that some insurance companies deem a Florida roof life expectancy at 15 years - requiring a premature replacement. This has little to do with the function of the roof/has more to do with the risk the insurance companies are exposed to. Because of this, we sometimes replace roofs before it's absolutely necessary.
In some situations, local regulations and roof conditions may permit a second layer of shingles. However, complete tear-offs are often recommended because they allow roof decking, flashing, underlayment, valleys, and other components to be properly inspected before installation of the new roofing system. We don't recommend it but it's acceptable by code.
Architectural asphalt shingles remain the most commonly installed residential roofing material due to their affordability, durability, and design versatility. Tile and Metal roofing systems have also become increasingly popular among homeowners seeking long-term performance, lower maintenance requirements, and premium curb appeal.
If deteriorated roof decking is identified after existing roofing materials are removed, the affected areas are repaired or replaced before installation continues. Addressing underlying structural concerns helps provide a stable foundation for the new roofing system and supports long-term performance...also part of Florida Building Code to pass inspections.
Architectural asphalt shingle roofs typically provide approximately 25–30 years of service, while properly installed metal roofing systems can often last 40+ years depending on the product and maintenance practices. Although metal roofing costs more upfront, many homeowners choose it for its longer lifespan, superior wind resistance, reduced maintenance requirements, and long-term lifecycle value. For homeowners planning to remain in their property for decades, the extended service life can offset the higher initial investment while providing enhanced durability and weather protection.
A professionally installed roofing system can improve curb appeal, enhance buyer confidence, reduce future maintenance concerns, and contribute positively to overall property value. A newer roof may also become a valuable selling feature during future real estate transactions. With the exception of the homes foundation - the roof is the most important component.
Regular inspections, prompt repairs, proper attic ventilation, effective drainage, debris removal, and addressing minor issues before they worsen can all help maximize roof lifespan. Preventative maintenance is often significantly less expensive than allowing small problems to develop into major repairs.
Warranty coverage varies depending on the roofing products selected and the terms offered by the manufacturer and installer. Many roofing projects include manufacturer warranties covering materials as well as workmanship warranties that provide additional protection against installation-related issues.
